Select an Experienced Realtor that answers their phone and promptly answers your email.  You are hiring a SERVICE PROVIDER!

Select a reliable lender.  Do they answer their phone and/or promptly return emails?  Obtain a Preapproval Letter and discuss Proof of Funds if you need to go over the appraised value of the property.  Buyers need to be able to act FAST in this market.

Possible Options to Include in an Offer in 2022

  • Write a letter to the seller explaining why you chose their property. Exclude all  discrimination.  Do not include a photo of you or your family.

  • Remove the appraisal clause in the Purchase Contract.

  • Offer to pay $$$ Amount over appraisal.

  •  Include an escalation $$$ Amount over the highest offer.  (Listing agent must share a copy of a bona fide offer.)

  • Remove Inspection Clause.  

  • Conduct Inspection but Remove Request to Remedy.  Buyer retains the right to terminate the contract if the inspection reveals concerns or Conduct Inspection and only include Request to Remedy Items over a certain dollar amount. 

  •  Be flexible on closing and/or move in date to accommodate sellers.

  • Make a cash offer.
