As most people know, the REAL ESTATE Market is crazy in most of the USA right now.  The interest rate is low, home appraisals are up, and there are very few listings available.  Builders are overloaded and less willing to please the consumer.  There are backorders on appliances and more.  The cost of wood and other building materials is up.

All in a Weekends Work

I just spent the last few days as both a Listing Agent for one client and as a Buyer’s Agent for another client.  Talk about UP and DOWN emotions!  

As a listing agent, I help the client transform their home with so many memories to a product to sell for top dollar.  After the client clears the property from clutter and unwanted furnishings, I hire a professional stager to do the magic.  And then my excellent photographer changes a few more details as he looks at the property through his camera lens.  This client had over 65 showings in 2 days, 7 excellent offers, and in contract for $$$ above appraisal price. Yes, my seller is extremely happy!

As a buyer’s agent, I have a well prepared client.  My buyer does not have a home sale contingency, has lender approval for appraised value in addition to cash for providing money above appraisal.  The buyer is asking for a home inspection but is not asking for the seller to complete any repairs and/or reduce the purchase price to cover the cost of needed repairs.  My buyer is flexible on closing and possession dates to please the seller.  Earnest money is being offered with no refund if the buyer walks away.  My buyers have been through this routine several times. I need to help them handle the disappointment, and try to coach them not to purchase a home until we find a property that will fit the needs of the family.  My buyers are sad, disappointed, and somewhat depressed.  My job is to comfort them, remind them they are living in a comfortable home, and as I alway say, “There will be another property that will be just for them.”  I need to help them keep high standards and expectations for a property.
