Do you want representation when you make one of the largest purchases most people make?   Builder Sales Agents represent the Builder. The Builder will pay the Realtor’s fee. Do you want representation?  Builders add the commissions paid to a buyer’s agent into the marketing budgets of the homes.  If the buyer goes to a new-home builder without a Realtor, either the builder’s sales agent or the builder pocket that money.  Builders do not want to reduce their prices because it sets the comparison price for the future home sales in the neighborhood. Keep in mind that most builders require that the real estate agent accompany and register the buyer on their first visit to the model home or community.  Make sure you take your realtor with you if you plan to register or you may lose the opportunity to have your own representation.
