A Specific HOUSE Can Have a PULL on YOU and Your Realtor

ImaGine…a Pool house, Sports Bar, or Guest House…I was pulled in too!

Just helped a couple looking for a house with some land where they could move their family out of a development to the country.   The house must have 4 bedrooms, a minimum of 2.5 bathrooms, and a flat area to build a swimming pool.  Coming from a relatively new, 5-level split with an attached garage was quite a change to a small, updated house, built in 1950 with no garage BUT...Oh dear, I feel in love with this house too.

 Too Much Excitement!

With so much excitement, we all moved from one room to another.  The house was staged perfectly!  It actually seemed that no one had ever lived in the house.  Each room was full of amazing finds, well maybe treasures, from someone’s attic.  The house still had the character of a home featured in Country Living or Southern Living.

And the Tour EVEN GETS more Exciting!

Out the back deck, we looked down...three different landings going down the hill, to an amazing horse barn and then a flat area for a pool.  Just picture this!  The barn had so much potential...yes potential definitely meaning in the future for a pool house, guest house, and/or sports bar.  And we could almost see the perfectly landscaped pool area.  I must share this entire setting was pulling me in too.

The BIG Question

I feel my responsibility as a realtor is to share the good, bad, and ugly related to a property. We came back us the 3 flights of steps to the great room of the house. As we sat there discussing the property the following points were discussed:

  • closets were all small

  • no garage

  • mechanicals and structure are all in question

  • how much for the renovation of the barn and to build the pool

  • Occupants in master and one bedroom on the main floor that would have to share the master bath

  • SOOOOO many steps down the hill to the barn and pool

And Then One of MY Questions that usually stimulates more critical thinking, “Is this a property that you would like to rent for a weekend or live in all year.” I will let you contemplate what the buyers are going to do.
