Sounds kind of mushy or sentimental, but I KNOW a LOVE LETTER written about your home can help a seller bring in a buyer.  

The TRICK is to frame the letter and place somewhere in the kitchen...usually above the sink away from other information. I know the buyers read the letters because the content often comes up in discussions at closings.  A well written letter will also keep the buyer in the house just a little longer.  I must say I have some sample letters written by excellent writers.  And most importantly they don’t write fiction.

  • When you purchased your home, what things did you love?  Why were you attracted to the home?

  • What are the best features of the home?

  • What improvements have you made to your home?

  • What do you enjoy most about your neighborhood and community?

  • If appropriate, share why you are moving?

  • After sharing your favorite memories of living in the house, close with inviting them to create their own memories in this property.

Turning a Negative to a Positive

I have had some sellers turn possible negatives to positives in just a few words.  One home seller lived just outside of German Viliage.  She shared they could enjoy the restaurants, parks in German Village proper but did not have to follow guidelines for home improvements.  For example they installed more energy efficient windows as they did not need to get approval from the Village HOA. 

I sold a house to a family on McCoy Road, four lanes of traffic in Upper Arlington, Ohio.  I warned them the traffic could be a problem for resale.  In her letter the owner shared they had left a garage door open while on vacation.  When they came home they learned the local police department had become their security system.  The police drive past her property every day keeping an eye on security for all McCoy Road homeowners.
