Downsizers need somewhere to downsize

I am working with several downsizers that are looking for a single-family or condo with an owner's suite or most of the living space on the first floor. Other criteria include walking distance to shopping, church, and/or restaurants.  Some are also seeking lower taxes and a basement for storage. They currently live in 4 bedroom properties with many updates, walking distance to schools, and in popular neighborhoods.  They do not want to list as they know the property will sell fast and they have nowhere to go.  Downsizing is a stressful process and the unknown of where you are going only creates fear.  

Families Forced to Apartment Living While Waiting for New Builds

I am working for 3 young couples that have decided to build.  After months of searching for existing homes, they chose to build as they felt the higher cost of homes with needed updates was too costly.  They have stored possessions and are now living in apartments.  Luckily they are living in the same school districts.  They do have some entertaining stories related to too much togetherness. Closing gifts for these folks after I sell their home is easy to select….gift cards for restaurants.

I am a Personal Home Shopper for New Buckeyes

Many of my buyers are coming to Ohio to be employed at The Ohio State University and have asked me to select their home.  This adds extreme pressure as I am not selecting produce for a shopper but a HOME.  My reputation is at stake.  And as always my first priority is resale value.  If my client leaves O.S.U…...I don’t know why anyone would leave...I need to be able to bring the resale value

If you want to sell prepare your product Early

YES!  Interest rates are low but the selection is limited.  If you are even thinking of a move, start preparing your home to soon be a product!  It is never too early to  GET RID of STUFF,  ORGANIZE WHAT YOU WANT TO KEEP, COMPLETE A LIST OF UPDATES,  AND TAKE CARE OF ROUTINE MAINTENANCE.  Start “window shopping” for what you think you might want.  You may first discover what you don’t want.  When timing is on your side, you will be ready and able to make the move with less stress.  I am more than glad to set up searches with your criteria for a new home. There are many sites to search…ZILLOW and others…BUT the Columbus Board of REALTORS is the most accurate and immediately up to date. You can learn the market.
